A family man, he manages the company along with his wife, who is the Co-director, while his two children are working in the UK. His passions include riding, politics, and social service. Kiran’s six-year journey with BAF has been rewarding, beginning as a Cluster Council Member and later as the Secretary of the Banashankari Cluster. Pradeep Pai has witnessed Bengaluru’s journey since the 1970s. After working with multinational companies for several years, he transitioned into the education technology space over the last two decades and is currently engaged in running a school. He is happily married and has two sons. Passionate about Bengaluru’s growth, he strongly feels the city must return to its “Green City” status while continuing to grow and welcome all who choose to make it their home. With interests spanning education, leadership, service, sales & marketing, technology, fitness and running, community engagement, customer support, and administration, Pradeep brings a balanced perspective to his work. He has been a part of BAF’s Governing Council for two terms. Before this, he was actively involved in the CV Raman Nagar Cluster, where he supported initiatives in power, water, and sustainability through programs such as the Hasiru Contest, Hasiru Retrofit, and the Bengaluru BluGreen Showcase. Pradeep firmly believes that “BAF exists to transform Bangalore's apartment associations from reactive maintenance organizations into proactive sustainability leaders who solve urban challenges at the community level.”

Over the last three terms with BAF, he has driven several technology upgrades to streamline processes. He played a key role in launching a new bilingual website (English & Kannada) and the BAF Connect App. During the 2023–25 term, he spearheaded the automation of member enrollment, consolidated all WhatsApp groups, and initiated work on introducing chatbots. Most recently, as leader of the Social Media team, he has been instrumental in expanding BAF’s digital footprint and optimizing electronic media workflows. His vision is to take technology at BAF to the next level—ensuring members can access data instantly with minimal human intervention, while making the BAF App more user-friendly. He also aims to build a strong Social Media team to enhance outreach and engagement. With concrete strategies in place, he is committed to growing the member base well beyond 1,300 this term and driving BAF’s digital transformation forward.

A seasoned marketeer with over 50 years of corporate experience, Prof Laxman has been focused on driving community development for the last decade. His professional journey has spanned diverse roles - Marketing Manager in pharmaceutical MNCs, first-generation entrepreneur in surgical hospital equipment, marketing consultant for pharma/surgical companies, Executive Director of the Integrated Institute of Career Development, and Guest Faculty for BITS Pilani’s Work Integrated Programs. Within BAF, Prof Laxman was the first Cluster Leader of Whitefield and went on to serve as Cluster President for all four clusters. He has also served as a Governing Council Member and Zonal Leader for Zone 4. As part of the Programme Pioneers group, he contributed actively as Chief Resource Person for BAF’s Fire Safety Workshop Programme. At 79 years young, he is the senior-most EC/GC member in BAF, continuing to inspire with his dedication and energy. He was the President of Keerthi Flora for 6 years and his contribution during that period in Rainwater Harvesting, and construction of five Percolation pits to increase ground water level, was well appreciated by the BWSSB Chairman Dr. Ram Prasad Manohar. He continues to head the Legal team of Keerthi Flora Apartments for the last 11 years and has been instrumental in negotiating out of court settlements with the builder. He is a Green Warrior, ensuring the common areas between Kundalahalli colony residents & Keerthi Flora Apartment are maintained well, with Ashoka trees & flowery plants. He envisions BAF as a powerful platform to create positive change for all member communities and citizens of Bengaluru.

He is a Mathematics graduate from St. Stephen’s College, Delhi, 1980 batch, and has been a past speaker at ICWAI, ICAI, and in the private sector. He has also served as Guest Faculty at IIM Bangalore in Finance and Marketing. His journey with BAF began in 2021 as a Banashankari Cluster Council member, later serving as Secretary of the Cluster. Since January 2025, he has been serving as a Governing Council member, contributing to several successful initiatives during his term. Vision & Focus Areas (2025–27): - Work towards eradicating legislative bias against vertically stacked flats classified as bulk generators/consumers. - Establish a BAF Training Cell to conduct paid RWA management workshops in newly completed projects. - Build strong relationships with Apartment Association Federations in Karnataka and across India. - Contribute to drafting a Digital Electricity Grid for BAF members to enable renewable power and carbon credit trading. - Support drafting of the proposed KAOMA Rules. - Drive growth of BAF membership by 5,000 new members.

Satish was the Secretary of Prestige Westwoods Association for two consecutive terms (2021-25). Satish is a very friendly & jovial person, and easy to get along with. Satish has been the President of BAF Malleswaram Cluster, for the last two years (2023-25). During his term, he has contributed to the Cluster, by bringing the Minister for Health & Family Welfare & MLA Shri. DGR to the Cluster meeting, as well as key officials from various Departments like BESCOM, BWSSB, & BBMP, with whom he has cordial relationships. He wishes to contribute much more to the Cluster as well as BAF overall. Rajesh is a researcher–practitioner with over nine years in the social and development sector, building on a decade in the corporate world and a Master’s degree. His work in water and sanitation has shaped a nuanced understanding of the governance and infrastructure challenges facing apartment communities. A long-time Bengaluru resident, Rajesh has served on his apartment’s Management Committee since its inception, including a recent two year term as President. He actively contributes to the Bengaluru Eshanya Mahavedike—a federation of RWAs in Central-East Bengaluru and was part of the inaugural IIMB–BAF Apartment Governance Essentials cohort. Rajesh’s vision for BAF is to ensure apartment issues and challenges are well represented across forums. He seeks to advance responsive solutions through government engagement, private collaboration, and academic partnerships that talk to the diversity and scale of apartment communities.

RAJESH RAMAMOORTHY

Rajesh is a researcher–practitioner with over nine years in the social and development sector, building on a decade in the corporate world and a Master’s degree. His work in water and sanitation has shaped a nuanced understanding of the governance and infrastructure challenges facing apartment communities. A long-time Bengaluru resident, Rajesh has served on his apartment’s Management Committee since its inception, including a recent two year term as President. He actively contributes to the Bengaluru Eshanya Mahavedike—a federation of RWAs in Central-East Bengaluru and was part of the inaugural IIMB–BAF Apartment Governance Essentials cohort. Rajesh’s vision for BAF is to ensure apartment issues and challenges are well represented across forums. He seeks to advance responsive solutions through government engagement, private collaboration, and academic partnerships that talk to the diversity and scale of apartment communities.

PARTHA KUNDU

Partha is an Engineer from Birla Institute of Technology with post-graduation in Strategy from IIM, Calcutta. In his 30 years of career with multi-national Organisations spanning various industries and geographies in India and Internationally, he has worked on a recurring theme - which is based on sustainability, Decarbonisation, and doing more with less. He also works with emerging startups and advises them on strategy, capacity building and path to profitable growth. Partha has served as the Cluster President for Begur and Naganathpura area for the past one and half years, and has helped bring the initiatives run by BAF, to the member apartments and clarify issues as and when they arose. With his background and experience in technical and management aspects, and his passion for bringing education and research for the benefit of common citizen, he wishes to contribute to making BAF the foremost organisation in the country that represents the interests and aspirations of modern community-living in apartments. His keen interest areas are Smart City and Safe City technologies, spreading awareness/ education and bias for action in Climate action - including air and water quality, pollution, workplace safety, global warming, energy efficiency and abatement of greenhouse gas emissions.

Mahadeva Murthy is the Founder President of 'Haginavaalu Mahadevappa Seva Trust (R.)' - an organization dedicated to creating awareness on Health, Safety, and Environment. Passionate about community development, he firmly believes that even small acts by citizens can bring significant change. He has also served as the Ex-President and Advisor of VBHC PALMHAVEN. Associated with BAF for the past four years, he began as a BAF EC Cluster Council member and later served as the President of the BAF Kengeri Peenya Cluster. During this time, he successfully conducted a training program on Electrical Safety for BAF member apartments, which was well appreciated by all participants. He deeply cares about meaningful causes such as environmental conservation, fostering healthy environments in and around communities, and supporting the welfare of residents. His focus areas include working towards the implementation of the revamped Karnataka Apartment Ownership Act, building a sustainable working atmosphere in apartments, creating awareness on fire safety, and contributing to the conservation of lakes in Bangalore.

He has developed strong expertise in building teams, driving collaborative initiatives, and ensuring sustainable outcomes. Deeply committed to community contribution, he actively participates in local forums and is passionate about transparent governance, digital transformation, and creating inclusive platforms where every resident’s voice is heard. In the previous term he served BAF as a Cluster Leader, for the Varthur and Munekollala area and infused fresh energy, by enabling member apartments to connect and act together.
